The First Responders Mortgage Program connects Ontario police officers, firefighters, paramedics and 911 communicators with lenders that count overtime, paid duty, shift premiums and acting pay. Every client also gets up to $750 in rebates: up to $400 toward the appraisal and up to $350 toward closing costs. It works for purchases, pre-approvals, renewals and refinances.

First responders show up for our communities on their worst days. This program is our thank-you, and it starts with getting your income counted properly.
Your base salary is only part of what you earn. Overtime, paid duty, call-back pay, shift premiums and acting pay can add thousands a year. Many lenders only look at base pay, so they qualify you for less than you can afford. Lenders in this program look at everything you actually earn.
Every lender sets its own rules, but this is what they typically look for:
| Your situation | What lenders usually ask for | Good to know |
|---|---|---|
| Full-time officer, firefighter or paramedic | Job letter and a recent pay stub | Your base salary counts right away |
| Overtime, paid duty and call-back pay | Two years of T4s or Notices of Assessment | Lenders usually average the last two years, so steady extra hours count |
| Shift premiums and acting pay | Pay stubs and T4s showing the history | Regular premiums can count once there’s a track record |
| New recruit on probation | Job letter showing your position, salary and start date | Rules vary by lender. Some will approve a permanent hire during probation |
| Part-time or casual paramedic | Two years of T4s, plus a job letter | Lenders usually average your last two years |
| Volunteer firefighter | Proof of your main income, plus T4s for your honoraria | Honoraria usually count once you have a two-year history |
If you’ve just moved from part-time to full-time or been promoted, tell me where you are. Some lenders will use your new salary right away instead of a two-year average.

No. Lenders qualify you on your gross income, so pension contributions and union dues don’t reduce it.
